Newport Beach, CA—March 29, 2004—RNM Architecture and Planning founder and Chairman of the Board, Walter Richardson, FAIA has been awarded the Max C. Tipton Award, the highest lifetime achievement award in the building industry. Walt received this honor at this year’s Building Industry Association’s Major Achievements in Marketing Excellence (MAME) Awards on Saturday, March 27, 2004. Created by the Sales and Marketing Council of the Building Industry Association of Southern California, the Max C. Tipton Award is intended to recognize a marketing professional who is an expert in his/her field, has contributed his/her time and effort through teaching and service to his peers, has a strong character, and who is considered to be an outstanding leader and example in the building industry.

RNM announces their recent awards at this year’s 13th Annual Pillars of the Industry Awards Ceremony. The Pillars Awards, considered the most prestigious national awards in the industry, recognize excellence in multi-family design, development, management, and marketing.

The New American Home, located in Henderson, Nevada won as the Best For Sale Multifamily Community in the category of 15 units per acre or less. The New American Home represents a unique solution to multi-family living by providing within one building, luxury townhomes that appeal to three distinctly different buyer profiles, ranging from single executives to second homebuyers and senior retirees. These attached homes are designed to provide amenities and features typical of single-family detached houses. The units provide spacious and visually exciting floor plans seldom found in attached housing. Angles, vertical volumes, extensive glazing and multiple, generous-sized outside decks and patios all contribute to a highly unusual attached living environment. Each plan features a number of “Flex” spaces, which can become office, library, media center, and dining and/or computer nooks.

RNM's innovative condominium community, Park Avenue, located in Henderson, Nevada has won as the Best For Sale Community in the category of 15-40 units per acre. This 632-unit condominium community appeals to young singles and couples, and especially first time buyers. The project’s location, which is only three miles from the famed Las Vegas strip and three miles from the Las Vegas International Airport, is ideal for this market. Although quite affordable, the sophisticated “urban lifestyle” marketing program led to 300 sales before ground was broken and has continued with strong sales. To further attract this market the first building to go up was an 8,000 square foot clubhouse, recreation, and fitness center, which also serves as the sales center. This building includes indoor-outdoor pools, weight training areas, spas, a conference room, and lockers. A tennis court and secondary pool area complete the “Resort Living” environment.

The density of 32 units per acre is achieved by utilizing three and four levels of units over one level of parking. Each unit has at least one garage within the building, including 12 private lockable ones per building. While hitting the target market on the nose, there have also been a number of second home buyers who want a secure unit convenient to all of Las Vegas’ attractions. The architectural theme of the community- a contemporary “Santa Fe” style, featuring strong forms and desert colors further appealed to the buyer. The units themselves range from 800 to 1800 Sq. Ft. and all feature large exterior decks that are either covered or trellised.

Hundreds of entries-representing multifamily communities and professionals from across the country-vied for this year’s Pillars of the Industry Awards. NAHB created the Pillars Awards program in 1990 to honor superior achievement and leadership in the multifamily industry and to promote the benefits of apartment living. Since then, the Pillars have gained the reputation as the industry’s most coveted awards and are looked to as a showcase of future trends and innovation.
